- Does the potential management company charge the owners for processing of credit cards, the guest or neither? Either they charge you of the guest, simple!
- What are the fees that they charge the guest/traveler to book with them? There are local companies charging as much as 7% in booking fees (whatever that may mean), a resort fee of 3-4% (again, whatever this may mean) and a cleaning fee… This can total up to 175.00 to 300.00 in unexpected fees when you go to make a reservation based upon a $1,815.00 rental rate for your stay. AMAZING HOW QUICKLY THAT CAN ADD UP RIGHT!
- Does the property management company in question use a large cleaning company or a smaller cleaning company? Again, the better approach upon question several owner and managers the higher the cleaning fee and the size of the cleaning company matters. Cleaners that have 10-20 accounts can give more attention and rather than having a staff that has to clean 20 or more often within 6 hours can get tricky (often times referred to as FLIPs – ie. Cleaning for a Saturday checkout for a Saturday check in). They will garner more returns but you have to know how to work the sites to better position yourself as an accommodation worthy of the market spend… WHEN WAS THE LAST TIME YOU HEARD THE TRUTH FROM ANOTHER MANAGEMENT COMPANY? MOST JUST CLAIMING – I HAVE AN EMAIL LIST OF ???!
- Passionately, Nathan states, If your going to have a property management company – that is acting like a property management company – Make sure they are local! I to often see property owners get preyed upon by supposed management firms that are not really local! They are groups like Vacasa.com who are based out of the State of Oregon and are back by the sold out HomeAway Corporation, really? If the area code is not 850… they are not local! By the way, 503, 507, 678, 770 are not local area-codes to Panama City Beach, Florida… Please do not fall to being a victim as a property owner with companies stating they are a management company that let the HOUSEKEEPERS do the work while they are saying they are managing your investment property! If they do not have a Brick and Mortar office that you can go and visit and watch the team that works so hard for you, something might not be so kosher. – Just some words of wisdom – DO YOU HOMEWORK!
